At Magnolia Landscape Architecture, we provide clients with a dedicated expert who oversees every step of the project, from concept to completion. Our detailed designs and expert guidance ensure you avoid unnecessary contractor-driven decisions, paying only for what you truly need. With a focus on thoughtful, high-quality design, we seamlessly merge beauty and function, preserving the integrity of your project throughout construction. Our comprehensive approach guarantees that the final result not only meets but exceeds your expectations, all while maintaining the highest standards of craftsmanship.
After an initial phone call or email correspondence, we offer an On-site or Remote Consultation to assess your project and discuss your goals. This service includes a review of your site or project details. From there, we will provide a proposal outlining the next steps, giving you a clear path forward for your project.
In this phase, our landscape architect assists the client in defining the project scope, goals, and limitations. Services include establishing budgets and programming. It also involves identifying any external factors such as zoning regulations and permits that may affect the project.
This phase involves documenting and evaluating site conditions and physical attributes such as drainage, slope, existing structures, and utilities. We then create a base plan incorporating this information, which serves as the foundation for future design illustrations.
In this phase, we develop conceptual design solutions based on the site analysis and client’s program. This includes creating initial design concepts, selecting materials, and preparing preliminary cost estimates. Multiple design alternatives may be explored to meet client goals.
Building on approved schematic designs, this phase involves refining hardscape, grading, drainage, plantings, and other key elements. We begin to prepare construction details, investigate needed products and materials, and estimate probable construction costs based on the now developed design.
In this phase, final construction drawings, technical specifications, and bid package materials are prepared. These documents provide the details required for contractors to build the project as designed and include cost estimates and approvals from relevant suppliers.
Our landscape architect may oversee the entire bid process, keeping the owner as informed or involved as desired. Responsibilities include organizing and distributing bidding materials, managing addenda, participating in pre-bid meetings, and answering questions. We also assist in evaluating bids, recommending contract awards, and helping draft the construction contract between the client and contractor.
During this phase, our landscape architect monitors the contractor’s performance to ensure the design intent is realized. This includes reviewing materials and workmanship, preparing progress reports, approving payments.
Once the project is completed, our landscape architect performs inspections to ensure all work meets project requirements. Any deficiencies are noted, and the contractor is instructed to make corrections. If the project is approved by both the landscape architect and the owner, final payments are made, and the maintenance and warranty period begins. Additional services include preparing as-built drawings and providing maintenance guidelines to ensure the long-term success of the project.
We recommend a Maintenance Service Check-up twice a year to ensure your landscape is performing as it should. This includes assessing plant health, verifying that the irrigation system is working properly, and inspecting built features. We’ll also evaluate your maintenance crew’s performance to ensure your property is being properly cared for and maintained.
